High Court grants an order to quash the decision by An Bord Pleanála (the Board) to permit a Strategic Housing Development, on the grounds that: while the court dismissed challenges related to tree removal, it found that the Board had failed to adequately demonstrate that the site was well-served by high-capacity public transport as required by the Height Guidelines for the application of Specific Planning Policy Requirement 3 (SPPR3); and consequently, the Board's decision to apply SPPR3 and permit the development in material contravention of local planning policy was not in accordance with the law.
